Seal Coating

After paving, it is advisable to seal coat your new black top 3 - 12 months after it has been installed and every 2 - 3 years after that (with the exception of highly trafficed areas which may require seal coating every 1 - 2 years).  Because black top pavement is naturally pourous, water can seep into and through the paving.  This not only causes deterioration, but results in ridges and upheaval due to frost and freezing.  Black top is also softened and broken up by ultra violet rays of the sun, gasoline, lubrication oil, grease, road salts, and anti-freeze which drips from cars. 

Sealing protects black top with a coating that is impervious to these harmful elements.
UNPROTECTED BLACK TOP REMAINS POUROUS, DRIES OUT, BECOMES ROUGH, AND LOSES ITS LIFE RAPIDLY.
